Incredible Short Sale in Ruth Hardy Park..Back on the Market 12/28

These were built in 2004 on cul de sacs in Ruth Hardy PArk, very close to town and walking distance to park for tennis and bbq.  Spanish style, some of them were a little dark, but this one definitely is not and shows very well. Originally sold in the mid 9’s this home is now short sale which by law, today  in our office meeting we discussed that banks will soon have only 5 days to respond when a HUD 1 is sent and only 20 days to respond when an offer is submitted meaning it will still take take on short sales, but hopefully not that long.  Many agent will price their short sales way below comps just to get an offer, so dont let those low numbers fool you.  You still have to be fairly close to the bank is asking, not the agents, when it comes to short sales.  Ask, me I have closed 3 of them for over 1M in the last year or so in addition to some other convention sales that are of course still happening!  FYI, this is a very good price….679K for this home and it wont last.  Call me if you are insterested!
